Cape Coral Parkway's Curb Parking Is Ending. Where Do South Cape Regulars Park Now?

How long is dinner on Cape Coral Parkway East? Starting this fall, a parking garage partly decides. In downtown Cape Coral, the parking that replaces the Parkway curb sits behind the storefronts, inside two garages. The Cove at 47th posts one free hour before the meter starts, and Bimini Square's garage was planned the same way. The surface lots that were supposed to fill the gap won't open until 2027.

The curb goes, and the garages take over

The City of Cape Coral's October 14 announcement set the change for the Cape Coral Parkway East Six Lane Improvement Project. Three through lanes in each direction were expected to open between Coronado Parkway and Del Prado Boulevard by October 23, weather permitting. The City also said parking "will not be allowed on either side of Cape Coral Parkway once the three through lanes in each direction are open." The City calls this a permanent lane configuration meant to reduce traffic backups. Crews do the paving and striping between 7 p.m. and 6 a.m.

The construction cones won't disappear the day the lanes open. The South Cape Community Redevelopment Agency's September 2026 project report lists November 30, 2026 as the construction completion date. The work includes resurfacing, restriping, removing one median, and retiming signals from Del Prado to Chiquita once construction wraps up. Over the summer, crews replaced paver sidewalks east of Coronado, removed a median west of Coronado to lengthen a turn lane, and added nine signal heads. Expect congestion through November.

The City's project page addresses the parking question directly. It says the CRA district is adding spaces, and that The Cove at 47th and Bimini Square garages plus new lots along Vincennes Street and Vincennes Boulevard would give South Cape "more than 300 new parking spaces this year." That number shapes everything below, so it's worth checking which of those spaces you can park in this month.

Where the open spaces are

Two garages hold the spaces open today. Both sit off the Parkway itself.

  • The Cove at 47th, 870 SE 47th Terrace. This two-story garage opened to the public after an October 3, 2025 ribbon-cutting. It sets aside 125 spaces for public use, and residents of The Cove use it too, according to the Cape Coral Breeze. The City's development page for The Cove lists the first hour free, $2 for the second hour, $1 for each hour after that up to $20 a day, and $15 for special events.
  • Bimini Square, 440 Cape Coral Parkway East. The City lists a February 5, 2026 ribbon-cutting for the development. The CRA's 2025 parking announcement set aside 125 garage spaces there for public use. The approved site plan doesn't allow garage entry from Cape Coral Parkway and points drivers to Tudor Drive. In May 2025, Gulf Coast News reported that the planned pricing matched The Cove's, with the first hour free and a $20 cap, and that operating hours hadn't been set yet. Treat that as the plan and check the signs at the gate. Lee Health says its patients park free on the first level of the main garage.
  • Big John's lot. This City-owned public lot is still the familiar surface option. The CRA tried to grow it and got nowhere, which the next section covers.

The pricing matters more than the space count. Under the posted rates at The Cove, a quick coffee or a takeout pickup costs nothing. A full dinner with a drink afterward usually runs past the free hour. A long Saturday on SE 47th Terrace can reach the $20 cap. Curb parking on the Parkway didn't work that way, so the garage rates are what change a South Cape evening.

How 314 promised spaces became 250

The CRA announced the "300-plus" figure on May 28, 2025, under the headline "South Cape to Gain 300+ New Public Parking Spaces in 2025." Each piece of that promise has since gone a different way.

  1. The Cove at 47th garage, 125 public spaces. Promised for summer 2025. Opened October 3, 2025.
  2. Bimini Square garage, 125 public spaces. Promised for fall 2025. The development's ribbon-cutting came February 5, 2026.
  3. 4642 Vincennes Boulevard. Promised for fall 2025 with 23 spaces. The September 2026 CRA report now shows a 40-space lot with lighting and EV infrastructure, an estimated completion in spring 2027, and a bid request sent to procurement on August 26.
  4. 4813 Vincennes Street. Promised for fall 2025 with 36 spaces. It's now a 20-space lot with an estimated summer 2027 completion. It's waiting on a stormwater credit permit with the South Florida Water Management District, and City Council has to act on that permit afterward.
  5. Five spaces along Vincennes Street. Listed in the 2025 announcement for fall 2025.

That adds up to 314 promised spaces. The two garages account for 250 of them. The two Vincennes lots grew on paper from 59 spaces to 60, but they slipped from fall 2025 to the middle of 2027, so they'll be about a year and a half late when they open.

There was one more chance to add parking. The CRA put out a Request for Interest for a mixed-use project on the City-owned Big John's lot, and the report says the right project "could double the existing public parking capacity." The request was posted June 30, 2026 with an August 6 deadline. The report says "No responses received." A separate CRA project would replace the Club Square dumpsters with compactors to free up room for more spaces. Its estimated completion is summer 2027, and nothing had been spent on it as of the September report.

Merchants raised this gap when the project was first proposed. Frank Kelly, owner of BARunch, told WINK News that the lot behind his business fills up in busy season. He also said:

"If it's seven or eight blocks away, you know, people just don't walk that far. It doesn't matter what the statistics say."

In the same WINK story, Kelly said diners at sidewalk tables would lose the buffer that parked cars gave them from moving traffic. Bob Lanzieri of John Michaels Jewelry, next door, said he expected customers to tell him they couldn't come in because there was no parking. In a May 2025 Gulf Coast News report, Steven "Bubba" DeMuro, owner of Annie's, said parking was manageable from where he stood and that he often parks and walks.

What the City's parking study found

The City studied this before committing. The CRA's July 2025 report says Caltran Engineering finished a parking study in May 2025. It found "adequate parking was available after all of the on-street parking spaces were removed on Cape Coral Parkway." An October 2024 Cape Coral Breeze report counted 56 usable spaces at six affected business locations. Big John's had 33, Iguana Mia 14, Truist 3, and Advanced Auto Parts, Yellowfin Sushi and Premiere Title Services had 2 each. The City planned to relocate those spaces.

So the study says there's enough parking overall. Kelly's point is about how far you walk. Both can be true at once, and the distance is what you feel on a Friday night. The new parking reaches the Parkway by way of side streets, rear lots and alleys.

The CRA is putting money into that back side of the blocks too. A $2,027,490 project is rebuilding two "H-shaped" alleys near Cape Coral Parkway that had drainage problems. Alley #67 is complete. Alley #360, about a block and a half north of the Parkway behind Merricks and Chicago Pizza, had all its storm pipe and inlets in by August. Its contract completion target was October 15. The two Vincennes lots are on the same back streets, one north of the Parkway and one south.

The next big parking number depends on Bimini East

The largest parking figure on the table belongs to Bimini East. That's the 34-acre project proposed by Bimini Basin Redevelopment Co. and developer Crown Development. The Cape Coral Breeze reported on October 8 that the plan calls for at least 2,000 garage spaces in up to four garages, with "480 spaces permanently dedicated for public use and that parking charges are permitted." Council advanced the three linked agreements at a first hearing and scheduled the second, final hearing for October 21.

The schedule in those agreements is long. The developer would submit first-phase civil-engineering permit applications within six months of closing, and the first phase would begin within 24 months. The deadline for a certificate of occupancy on vertical improvements is October 1, 2032. The agreements don't set a separate date for the 480 public spaces, and they allow parking charges.

So the parking picture for this winter comes down to the two garages, the Big John's lot, and walking from side streets. The Vincennes lots are estimated for 2027, and Bimini East's public spaces have no set date. For a 50-minute coffee at the Seed and Bean, The Cove's free hour is enough. For dinner and a show, plan on paying for a second hour.

Parking access is now part of how South Cape storefronts compare. A shop a short walk from The Cove or the Tudor Drive entrance at Bimini Square sits differently than one that leaned on the Parkway curb. That matters whether you're thinking about a condo above the restaurants or a home a few blocks off the Parkway.
